California’s AB 2347 is shaking up the rental game with key changes to eviction rules that housing providers need to know. Kicking in on January 1, 2025, this law, aimed at increasing tenant protections, introduces specific adjustments that could significantly affect how housing providers manage their properties. Here’s what you need to know to stay ahead:

Key Changes Under AB 2347

Extended Tenant Response Time:

  • Tenants now have 10 court days (excluding weekends and holidays) to respond to an eviction complaint—up from the previous 5 days.
  • If served by mail or through programs like the Secretary of State’s address confidentiality program, tenants get an extra 5 court days to respond.

Revised Procedures for Demurrers and Motions:

  • Tenants can file motions to challenge the complaint (e.g., demurrers or motions to strike). Hearings for these motions must occur within 5–7 court days, unless adjusted for good cause.
