Looking for ways to lease your property faster? Take a page from Wall Street’s playbook. If your rental has been sitting vacant longer than you’d like, a few smart adjustments can help it stand out and attract quality tenants in today’s market.

Here are six strategies to help you fill your vacancy faster 👇

Make a Killer First Impression

First impressions are make-or-break. Take a quick walk-through of your property with fresh eyes (or even better, have a friend do it).

Is it welcoming?
Does it look clean and modern?

A fresh coat of paint on the front door, trimmed landscaping, and a well-lit entrance can make all the difference. Inside, go for neutral colors, and check that the kitchen appliances at least match.

Think simple, functional upgrades that stand out but don’t break the bank—like adding a washer/dryer or updating light fixtures. Tenants are more likely to stick around if they feel like they’re stepping into a clean, updated home, not just an empty rental.

Sweeten the Deal

A good incentive can make your place a no-brainer. With people watching their budgets, lowering upfront costs—like cutting the security deposit or splitting it into smaller payments—can make a big impact. Or try running a move-in special, like $500 off the first month’s rent, to sweeten the deal.

Flexible lease terms (such as six-month or month-to-month options) can also set you apart, especially if nearby apartments are offering similar perks. At the end of the day, everyone likes options that make things a bit easier.

High-Impact Renovations

You don’t have to tear the place apart to make it shine. Focus on the high-impact areas, like kitchens and bathrooms. Replace worn countertops, refinish cabinets, or add fresh tiles in the bathroom to give these spaces a fresh, updated look.

Swap carpet for hardwood or durable vinyl planks to instantly modernize the space and make maintenance easier (a plus for tenants and landlords alike). Adding smart thermostats or energy-efficient appliances can also be a win-win: renters like the cost savings, and you can attract eco-conscious tenants. Little upgrades can add a lot of value without putting a huge dent in your budget.

These upgrades don’t just help you fill vacancies—they can help you charge higher rent and build a solid reputation as a landlord. Little improvements create a better tenant experience and, in the long run, save you time, money, and the hassle of turnover
